Alongside a sale, contributing land to a project company can be considered. This changes not only the potential remuneration but also the capital commitment, decision-making rights and project risks. We compare the sale option with the development assumptions. Whether participation makes sense depends on the specific project and your objectives; legal and tax advisers support the structuring. Our scope of work and remuneration are agreed separately.

How do you find suitable developers for my land?

We match the location, development potential and your sale parameters against suitable developers' acquisition criteria. Initial screening covers budget, financing capacity and the decision-making process. We agree the prospect pool and release of information with you.

What does residual valuation tell me about the price of land?

It works backwards from a potential project: development expenditure and allowances for risk and profit are deducted from expected revenues. The result depends on those assumptions and is not automatically an achievable purchase price. Acquisition costs and payment timing must also be considered.

Is contributing land better than selling it?

Not automatically. Depending on the structure, you receive a project interest rather than an agreed purchase price and also assume project-related risks. The commitment period, financing, potential additional contributions, decision-making rights and distributions need separate assessment. Legal and tax structuring belongs with your relevant advisers.

Can you market land with an existing building?

Yes, but the existing building must be included in the assessment. It cannot simply be treated as freely available for demolition or vacant possession. Technical issues, protection rules, existing rights and the specific planning proposal can affect its potential.

How are your services remunerated?

We agree success-based terms for brokerage. Standalone valuations and detailed potential assessments have a separate scope; valuation fees are available on request. Advisory fees are not automatically credited against other fees. Project partnerships are agreed separately.

Will my land be publicly advertised?

Under an agreed off-market mandate, we approach prospects selectively rather than through public portals. We agree the buyer pool and the release of identifying information with you. Absolute secrecy cannot nevertheless be guaranteed, particularly where others need to be involved in due diligence and completion.

Should I sell now or develop the property further first?

At a minimum, the sale option, a credible development scenario and your timing and financial objectives need to be considered side by side. Higher projected development revenues do not guarantee higher proceeds for the owner. We help assess the commercial position; financing, legal and tax matters are examined with the relevant advisers.
